When commencing with the build and throughout the process the whole focus and emphasis of the constructor and design team was quality and to create a stunning living space and outdoor space which works perfectly with the Almeria lifestyle and our extremely hot and lengthy Summers. A number, of what in the first instance may not make sense, bold moves have been incorporated in the design but with good reason and with regards with interior ones at this stage and even after completion changes can be made ( The advantages of a new build). The two most noticeable moves away from the norm are that the private pool, which still enjoys amazing views, has been placed in the shadiest corner of the garden. You may think you want a pool directly under the blazing sun for maximum hours per day but trust us you don't and in the Summer months the pool will still be perfect temperature for swimming not simply a large very hot bath. Secondly, and they are very spacious, despite the very generous 215 mtr build size which is easily big enough to provide 3-4 ( The most popular choice but how many 3rd bedrooms do you see being used as anything apart from a bedroom) bedrooms only 2 have been incorporated and all the emphasis has been allocated to enhancing and supersizing the rooms which will be used regularly and are the focal point of the home not just rooms you enter late at night to get your head down.

A double fronted and beautifully shady covered porch enjoys double door access direct into kitchen/dining room and provides front door access into the villa and a large reception hallway. To the right of this you'll find bathroom one. To the left the hallway opens into a huge 52 mtr lounge with integral wood burner that could easily incorporate two full 3 piece suites a sofa bed etc as it's double the size of a the standard lounge/diner here. This is open planned to a huge 30 mtr bow fronted room that has 3 sets of double doors out to gardens and is intended to provide a stunning kitchen, dining and entertaining space. Please note, as is the normal with new builds, the kitchen units and appliances will not be added and are not included in sales price. The constructor will work with us and install the kitchen of your choice and has Incorporated a small allowance for this but you'll need to allow between 10-12,000 Euros for a nice one. The two bedrooms both have double doors out to gardens, are approx 16 mtrs and the master has a very good sized en suite bathroom. Finally you have interior access and electric door access into the triple integral garage with power and water. This is another large space that can be adapted to incorporate additional living space e.g. 3rd bedroom - Huge store room etc Change that can be made that utilise just a part of the garage space or even all of it as there is ample space outside of garage for a large covered car port to be added.

The level gardens of 3,000 mtrs which have been fully walled, much with beautiful natural stone ( see around the pool terrace) enjoy easy access. In pictures and video you'll see that at present they are just earth but will be totally stone chipped included in price ( unless you wish to add some additional terracing/ Patios). Double gates lead into the large front garden area which has been stocked with palms and mature Olives. From here they continue around to the garage access and on to the pool terrace which houses a 9 x 7 Swimming pool. In addition just outside of the perimeter walls you have a small Olive grove of 8 or 9 trees which are also included.

The property enjoys a tranquil and private non-estate position within walking distance of a popular bar/restaurant - access is via a mix of rambla track (in good driveable condition and tarmac.) Just 5–6 minutes’ drive brings you to the large and picturesque market towns of Albox and Cantoria, where you’ll find all necessary amenities including a great selection of bars and restaurants, supermarkets, shops, medical centres, gyms, and weekly markets. Vera Playa, Mojácar, and Garrucha are just a short and easy 35-45 minute drive away. The picturesque and historic cities of Almeria and Murcia – both international airports – are approximately one hour 10mins away via excellent motorway links.
